You know what caught me off guard about the Athenian Island Project? The name made me expect some sort of modern architectural experiment, but when I actually got there, it felt more like stumbling into someone’s really well-curated vision of what Greek island living should be. I mean, it’s got that 4-star polish you’d expect, but there’s something refreshingly unpretentious about the whole place.
The thing is, most hotels in this category try so hard to be everything to everyone that they end up feeling generic. But honestly, the Athenian Island Project seems to know exactly what it wants to be – and that confidence shows in the details. The common areas have this lived-in quality where you’ll find yourself lingering over coffee way longer than planned, watching boats drift by through these massive windows that somehow don’t feel overwhelming. The rooms are thoughtfully designed too, with local textiles and ceramics that feel authentic rather than like someone raided a souvenir shop. Check-in was surprisingly smooth (no standing around waiting while they “prepare your room“), and the staff actually seems to know the area well enough to give you directions that don’t involve pointing vaguely toward the town center.
What really won me over, though, was how the place handles the balance between being social and giving you space to breathe. Mornings are wonderfully quiet – you can hear the water and maybe some distant conversation, but it never feels chaotic. The pool area gets livelier in the afternoons, but it’s that good kind of energy where families and couples somehow coexist without anyone taking over completely. Parking was easier than I expected (always a relief), and honestly, the location puts you close enough to explore but far enough away that you’re not dealing with crowds every time you step outside. The 8.9 rating makes total sense once you’re there – it’s the kind of place that delivers on what it promises without trying to oversell you on amenities you don’t actually need. If you’re looking for something that feels both polished and genuine, this might be exactly what you didn’t know you were searching for.

My stay at the Athenian Island Project was really great. The location was a really short walk to the train that lead you directly into all of the tourist attractions and neighborhoods within one or two stops. I felt very comfortable in the neighborhood and did not have a problem walking around and finding the accomadation. It was easy to enter and exit the building with the access code. The accommodation is not too big but it provides everything you neeed for a comfortable stay in Athens.

The bed was very comfortable and the place was well equipped and very clean. The location is excellent, close to the subway and the area is interesting with cafés and lots of places to eat.

We had a lovely stay at this apartment! Eirini and the guy who welcomed us were both incredibly kind and helpful. Eirini even sent us great recommendations for breakfast and brunch spots, which we really appreciated. One of the best things was the luggage storage room, which we were able to use both at check-in (since we arrived early) and at check-out, as our flight was at 21:30 in the evening.
The apartment itself was very nice and spacious, fully equipped with everything we needed — kitchen utensils, towels, and other essentials. There was also a small private balcony and a lovely shared outdoor common area. Everything was very clean. The location is also super convenient: just a 2-minute walk to the blue metro line, only one stop from Monastiraki, or about 15 minutes walking to the city center.
What could be improved: There were just a few things that could be improved. I would have given a 10, but unfortunately, the Wi-Fi was extremely slow, which made it hard for me to work during the trip. Also, since we stayed for 4 days, it would have been useful to have a broom or something to clean up a bit — not a big issue, but something to consider.
Lastly, while the location is great in terms of distance from the center, the immediate area felt a bit noisy and chaotic at night. It might have been just our experience, but on Saturday and Sunday night, it sounded like there were clubs or loud parties nearby until 4 AM. On Monday or Tuesday night, there was a really loud argument around midnight involving adults and even kids, which went on for a long time. Some nights there were also groups of teenagers fighting in the street. In the morning, the area was quiet and fine, but late at night I didn’t feel 100% comfortable.
All in all, a very good stay — the apartment and the hosts were lovely, just be aware of the night noise if you’re a light sleeper or staying for work.Jaliashvili from Georgia – 13 May 2025 (9/10)

The apartment was excellent including everything we needed for a short stay. In a very convenient location both for using public transport and with several parking spots if you are visiting with a car. First choice when looking for accommodation in Athens.

The apartment was amazing. We booked one of the rooms with a balcony. I recommend that. The flat is designed tastefully. Really made our entire Athens trip much more enjoyable. The staff are accesible. We actually did not want to leave. There is a very close metro station closeby.
