Honestly, I wasn’t sure what to expect when I first walked into JUST KOLONAKI – the name is so straightforward it almost feels like an understatement. But you know what? Sometimes the best places don’t need to oversell themselves, and this boutique spot in one of Athens‘ most sophisticated neighborhoods proves exactly that.
The thing about Kolonaki is that it’s where Athenians actually want to live – not just where tourists end up. You’re literally surrounded by art galleries, those tiny coffee shops that somehow fit fifteen tables on a sidewalk meant for three, and boutiques where the owners remember your name after two visits. JUST KOLONAKI sits right in the heart of all this, and I mean that in the best possible way. You can walk to Lycabettus Hill in about ten minutes (well, maybe fifteen if you’re like me and stop at every interesting storefront), and the National Gardens are close enough that you’ll actually use them as a shortcut rather than just a photo op.
What really got me about this place was how they managed to feel properly Greek without trying too hard – if that makes sense. The design is clean and modern, but there’s this warmth that you don’t always find in newer hotels. The staff actually seems to enjoy working there, which is rarer than it should be, and they’ll give you restaurant recommendations that aren’t just the obvious tourist spots. I mean, they pointed me toward this tiny taverna three streets over that I never would have found otherwise, and it ended up being one of those meals you’re still thinking about months later. The rooms themselves are what you’d hope for from a solid 4-star property – nothing groundbreaking, but everything works properly and the beds are actually comfortable (you know how hotels can mess up something as basic as mattresses). The bathrooms have decent water pressure, which honestly matters more than marble countertops when you’re dealing with August heat and dust from wandering around ancient ruins all day.
The area does get lively in the evenings – Kolonaki isn’t exactly a quiet residential neighborhood – but it’s more sophisticated chatter from wine bars than rowdy club noise. If you’re a light sleeper, maybe pack earplugs, though I found it more atmospheric than annoying. There’s something about falling asleep to the sound of Athenians enjoying their evening that feels authentically part of the experience. Parking can be tricky around here (it’s that kind of dense, popular neighborhood), but honestly, you probably won’t need a car much once you’re settled in. The metro’s walkable, taxis actually show up when you call them, and half the pleasure of staying in Kolonaki is just wandering around discovering things. That 9.1 rating makes perfect sense to me – this isn’t the kind of place that wows you with over-the-top luxury, but it nails all the fundamentals while dropping you right into one of the city’s most interesting neighborhoods.

Everything else was great. Apartment is in a nice quite area. It very spacious and bright and has AC as well. The communication with the owner was good. There are good restaurants in the area. Highly recommended!

Central location near Syntagma square in a nice neighbourhood, clean and beautifully renovated apartment, comfortable beds, easy and efficient communication with the host, plenty of supplies – we had everything we needed (toiletries, water etc.), very practical system with door codes, an extra cleaning in the middle of our stay. A well maintained building. Easy transport links to the airport.

Great cozy apartment in the heart of the vibrant Kolonaki neighbourhood! The apartment is located on a narrow quiet street with one main bedroom with a queen size bed and a closet (facing the inner courtyard) and another smaller bedroom with a bunk bed that could also fit adults (facing the street but has a shade and a double window- no noise at all). The apartment is newly renovated and has modern appliances but keeps it original charm with high cielings and hardwood floor.
The host was super accomadating and available for any question via whatsapp.
The washer dryer is combined (haven't used it), hot water via boiler (need to press some Green button on the electrical board to start it), nespresso machine in the kitchen..
