You know what? I’ve stayed in a lot of places around the Athens Riviera, but Luxury Villa with Pool, BBQ & Garden in Vouliagmeni honestly feels like you’ve stumbled into someone’s gorgeous private estate – except you get to enjoy all the perks without dealing with Greek property taxes.

First thing that hits you is how quiet it is, which is saying something since Vouliagmeni can get pretty bustling during peak summer. The villa sits in this perfect sweet spot where you’re close enough to walk to the lake (seriously, that thermal lake is incredible if you haven’t been), but far enough back that you’re not dealing with the day-tripper crowds. I mean, the garden alone is worth the stay – it’s this lush, well-maintained space that actually makes you want to hang out outside instead of just rushing to the beach. The pool area is where things get really good though. It’s not huge, but it doesn’t need to be. There’s something about the way it’s positioned that catches the afternoon light just right, and honestly, after a day exploring the Athenian coast, there’s nothing better than floating there with a cold Mythos while the BBQ heats up. Speaking of the BBQ – they’ve got a proper setup, not some tiny apartment balcony thing. We grilled fresh fish from the Vouliagmeni market (about a 10-minute walk, can’t miss it) and it was one of those perfect evenings you end up talking about for years.

The inside strikes that tricky balance between elegant and actually livable. You know how some luxury places make you feel like you’re going to break something just by existing? This isn’t that. The spaces flow really well, especially if you’re traveling with a group – there’s room to spread out but also cozy spots to gather. The kitchen is genuinely functional too, which matters if you’re planning to take advantage of all the incredible local ingredients. I actually found myself cooking more than I usually do on vacation, partly because the setup is so nice and partly because you’re just a short drive from some fantastic markets and that little fish taverna everyone raves about (though honestly, the BBQ setup here might be even better). What really sealed it for me was the attention to detail – good water pressure, reliable wifi, proper blackout curtains, all those things that sound boring but make or break a stay. Plus, the whole vibe just works. Whether you’re looking to explore Athens (about 30 minutes depending on traffic), hit the beaches along this gorgeous stretch of coast, or just completely unwind in your own private paradise, this place delivers. It’s the kind of spot that makes you start planning your next trip back before you’ve even checked out.

  Everything was perfect. The house was is amazing, location, pool, garden and amenities all in excellent condition. We especially enjoyed having loads of space with two living areas and a fully equipped kitchen. Best of all was our incredible host, Victor, who looked after us and went above and beyond what’s expected. He was there when we needed him, immediately coming to the house whenever we asked, and also has great connections for all reservations around town. We look forward to coming back very soon!

  We stayed with 7 friends for 5 nights and it was amazing! Great house, well designed, holds all necessary amenities + nice garden/pool area.
  But although the house is perfect, the best part of our stay was the host Victor. Very helpful & friendly, always there to help!

  It was fantastic! House is so comfortable, owner is extremely helpful, no problem about delivery. Swimming pool is modern as like a house! We were very lucky to have opportunity to rent it. Definitely we will come back! Plus all the things for kitchen they have, even a gym.
