The rooms themselves strike this perfect balance – comfortable without being stuffy, well-appointed without feeling like they’re trying too hard. I actually loved that the furniture had some character to it, not that generic hotel stuff that looks like it came from the same catalog as every other place.

What really sets Villa Anastasia apart though is the attention to those little details that matter when you’re actually living somewhere for a few days. The shower pressure is fantastic (honestly, you’d be surprised how many places get this wrong), there’s proper lighting for reading in bed, and – this might sound small but it’s huge – the air conditioning doesn’t sound like a freight train when it kicks on at 3 AM. The breakfast setup is more intimate than your typical hotel buffet scene, which I appreciated because mornings can be rough enough without fighting crowds for decent coffee. Speaking of coffee, theirs is actually good, not that weak hotel stuff that barely qualifies as caffeine delivery. The only minor thing I’d mention is that the WiFi can be a bit spotty in some corners of the building, but honestly, that might be a feature not a bug depending on why you’re traveling. If you’re looking for that sweet spot between personal service and professional hospitality – without the stuffiness that sometimes comes with higher-end places – this is definitely worth considering.

  The apartment, if I can call it that, is in a pretty remote area where at noon you are surprised to find people from the street sleeping in front of your door. Everything consists of a main entrance with 3 large windows that does't open and are not covered by anything where practically whoever sleeps in the bed above can see and hear everything outside. You go down a large cement staircase full of humidity and very slippery where the 2 bathrooms, 2 bedrooms, a living room and the pool are all in the basement with only 2 small windows in a narrow space where the air conditioning motors are so there is practically not much air. The place was found by us very dirty the mirrors full of fingerprints and dust … not to mention the smell of humidity and closed air everywhere. We found the pool dirty full of gelatin and slime water even though the owner assured us that it was clean and disinfected… so practically in 2 days we did not use it because practically after we complained that it was dirty he came and changed the water but wanted 24 hours to reheat so it was impossible to use.. so a total disappointment..

  – The pool is amazing. We visited Athens in January, and a warm bath at the end of the day was priceless. The pool can be heated at desired temperature.
  – Two large bedrooms plus a third one at third floor. Bed were comfortable and clean. Two bathrooms with a shower each. Nice living room with sofas, TV’s and music speaker. Functional kitchen with the essentials and a large fridge.
  – Four A/C splits perfectly working.
  – Clean!
  – All the towels you may need.
  – Very convenient location, in front of the M2 subway, and close to several minimarkets, coffee shops and restaurants.
  – The host was incredibly kind, and allowed us a late checkout, which made a big difference for the quality of our last day in Athens.

  The accomodation was good and as described, very funky and different. The hot tub / pool was great and location was good with regards to accessibility to the metro. The host Petros was great, meeting us upon arrival, giving us tips throughout our stay.
  
  What could be improved: The area is a little run down, but we were aware of this prior to booking. It was a little noisy and bright staying on the mezzanine floor. The accomodation is quite dark from a lighting perspective being mainly underground.

  The property was super unique and much larger than we anticipated. It was such a cool place to stay, especially with the pool inside! What really made it special was Petros and his kindness. He waited for us to arrive, showed us through the whole place, and made himself available for recommendations and questions. He really topped off the awesome place!
  
  What could be improved: The area where the property is doesn’t match the quality of the property but there is a metro and police station right there so it is safe.

  We stayed 2 nights at Petros apartment and really enjoyed our stay. The apartment is located in the center of Athens, very close to the metro and with lots of restaurants around. The apartment is very spacious and clean with many appliances (including washing machine and dryer). We really enjoyed the small pool/jacuzzi at the end of the day after our long walks in the city. Extremely relaxing. I will definitely stay at Villa Anastasia next time I come to Athens.

  I would recommend this apartment to everyone: singles, couples, friends, married couples, and families with children. Literally everyone! Petros was an outstanding host and was there to help us with everything we needed. The pool is big enough for a whole family to relax, the amenities are as described, and the photos accurately reflect reality! Truly, a wonderful experience!
