But after staying here, I get why this place has such a solid 8.8 rating.

The thing about Exarchia is that it’s real Athens – not the sanitized tourist version you’ll find around the Acropolis. You’re literally in the heart of where students hang out, where artists live, where the best little tavernas are tucked away on streets you’d never find otherwise. The apartments sit right in this mix, which means you’ll hear life happening around you (café conversations drifting up, maybe some late-night music from the bars), but honestly? That’s part of the charm. I mean, if you wanted silence, you’d stay in the suburbs. The soundproofing is actually pretty decent – I was expecting way worse based on the location.

What really struck me about Kula is how they’ve managed to feel like proper apartments rather than hotel rooms playing dress-up. The kitchens are actually functional (revolutionary concept, I know), and there’s enough space to spread out your stuff without living out of a suitcase. The 4-star rating makes sense when you see the finishes and how everything just… works. You know that feeling when you check into a place and immediately start finding little things that are broken or poorly thought out? Yeah, that didn’t happen here. Even the wifi was solid, which – trust me – isn’t always a given in Greek accommodations.

Here’s what locals won’t tell you but I will: Exarchia Square is maybe a three-minute walk, and that’s where the real action is. Forget the overpriced tourist traps in Plaka – you’ve got some of the best souvlaki in the city right around the corner, plus bookshops that stay open late and bars where you’ll actually meet Athenians. The National Archaeological Museum is close enough to walk to (though it’s uphill, fair warning), and when you want to hit the major sites, you’re not exactly stranded – just hop on the metro at Victoria station.

I’ll level with you though – this isn’t the place for your first Athens visit if you’re nervous about neighborhoods with character. Exarchia can feel a bit intense, especially if you’re used to more polished areas. There’s graffiti (lots of it, actually), the streets are lived-in rather than pristine, and yes, you might encounter the occasional political demonstration. But if you want to experience Athens like someone who actually lives here rather than just passes through with a guidebook, Kula gets you right into the thick of it. The staff seems to genuinely know the area too – they pointed me toward a tiny family-run psistaria that I never would’ve found on my own, and honestly, that meal alone made the whole stay worth it.

    Very nice, very clean and comfortable apartment . Fully equipped with everything needed for short and longer stay. The bedroom facing the yard is quiet. Bathroom is very convenient. A lot of bars, cafes, restaurant around. Walking distance to the center. Easy communication with the host.

    And how easy it was to find it. The instructions were clear and covered everything we wanted.

    What could be improved: Not a biggie but toilet door handle kept coming off.
    Plus we asked for separate beds. And the room was set as a double.
    We split the bed the night we arrived and linen was provided the next day.

    The location was fantastic, away from the main tourist area, it felt like the real Athens. Lots of cafes, bars and local restaurants, friendly and safe. An easy walk into the main rourist areas for the Acropolis, museums, etc. (20/30 minutes). The apartment was great, very comfortable, and well equipped. Beds very comfortable and great shower. Bonus to have a kitchen and a coffee machine! Thank you so much.

    What could be improved: One of the bedrooms was made up wrongly (a double rather than 2 singles) but this was rectified quickly the next morning. Nothing else!

    The apartment was really clean and pretty! Beds were super comfy and the location was really good too. Loved our stay there!

    What could be improved: There is a ‘door’ connecting your apartment with the other apartment which makes it less noise-proof. Because of that we were able to hear everything from the other apartment (and vice versa I guess)

    Easy check-in with an automatic door code that enabled at the time of check-in. Host was extremely responsive when I had questions. The building and the room were safe and secure. The unit was spacious and furnished comfortably. I really enjoyed the large windows and lots of natural light. Early morning cups of coffee on the balcony were exceptional.
