Honestly, when I first saw the listing for Luxury Penthouse with Private Roof Swimming Pool, I thought it might be one of those too-good-to-be-true situations – you know, amazing photos that don’t match reality. Well, I was completely wrong about that. This 4-star gem actually exceeded expectations, which doesn’t happen often these days.

The moment you step inside, there’s this immediate sense that someone really thought about how people actually want to live, not just how a hotel room should look. The space flows naturally – none of that awkward hotel furniture placement where you’re constantly bumping into things. What really got me though was heading up to that rooftop pool. I mean, having your own private swimming area already sounds pretty fantastic, but the reality of it hits different. There’s something almost surreal about floating in your own pool while looking out over the city (especially around sunset – trust me on this timing). The water temperature was perfect when I visited, and honestly, I spent way more time up there than I planned. You’ll probably find yourself doing the same thing.

The attention to detail is what sets this place apart from your typical high-end rental. Little touches like actually good water pressure in the shower, blackout curtains that completely block light if you want to sleep in, and a kitchen that’s genuinely equipped for cooking – not just the bare minimum setup most places give you. I actually ended up making breakfast a couple mornings instead of going out, which says something because I’m usually too lazy for that on vacation. The bed situation is solid too – none of that weird firmness you sometimes get with hotel mattresses. Check-in was surprisingly smooth, no waiting around or confusion about keys. The whole experience just felt… well, effortless, I suppose. With a 9.8 rating, you’re looking at something special here, and after staying there myself, that number makes complete sense. It’s the kind of place that makes you start planning your next trip before you’ve even finished your current one.

  An Unforgettable Stay in a Luxury Penthouse in Kolonaki
  
  We had the absolute pleasure of staying in this stunning luxury penthouse, and it exceeded all expectations. Perched among the trees on Mount Lycabettus in the most exclusive part of Kolonaki, the location is truly unbeatable—peaceful yet central, with the metro just an 8-minute walk away and taxis readily available.
  
  The rooftop pool is a dream, offering the most spectacular views across Athens—especially magical at sunrise. The home itself is the owner’s private residence, filled with incredible art and elegant décor that create a truly luxurious atmosphere. The kitchen is fully equipped, the air conditioning is excellent throughout, and every detail has been thought through, from TVs and fast Wi-Fi to fresh linens and fluffy towels.
  
  There’s even a shaded BBQ area with panoramic vistas—perfect for al fresco dining or evening drinks. The highly polished wooden floors and designer furnishings add to the sense of understated glamour.
  
  What truly made our stay unforgettable was the warmth and hospitality of the owner, Xenia, and her PA, Svetlana. Xenia is a professional, intelligent, elegant businesswoman whose kindness shines through in every detail. Nothing was too much trouble, and she made us feel genuinely welcome and we felt so privileged to stay in her beautiful home.
  
  We felt completely safe thanks to the full alarm system, and everything we needed was within walking distance—charming coffee shops, bakeries, tavernas, and the historic St. George’s Church at the top of the hill where you have phenomenal views of the acropolis and the sunsets out to see. It’s a short walk up the hill but well worth it!
  
  I would return in a heartbeat, without hesitation. This is not just a place to stay—it’s an experience. Highly, highly recommended.
  
  The photos just don’t do it justice and they don’t really capture the magic. But I can vouch for all the reviews this is a 10/10 for sure!!

  I loved the accessibility of the apartment, I loved the service from Svetlana, Svetlana was so charming and nice, she knew how to explain everything about the apartment and Athens. Everything is clean, the pool is perfect, the apartment is beautiful, the apartment is close to everything, the staff constantly asks if everything is okay. In short, everything is perfect! Highly recommend the apartment and the staff❤️‍🔥😇🇮🇱

  Kurz nach Ankunft unseres Fluges wurden wir unaufgefordert kontaktiert, wann wir kommen würden und wann uns der Schlüssel übergeben werden dürfte. Bereits um die Mittagszeit durften wir in die Wohnung. Sehr freundlich wurden wir an der Wohnung empfangen, uns wurde die Wohnung ausführlich gezeigt und alles notwendige erklärt.
  Die Wohnung ist absolut überwältigend, der Blick über die Stadt atemberaubend, die Dachterrasse lädt zum abendlichen Entspannen ein. Direkt gegenüber beginnt der Fußweg zum Gipfel des Lykabettus. Von der einen Seite der Wohnung schaut man direkt in die grünen Bäume, ab und zu sieht man Mönchssittiche fliegen.
  Von der Gastgeberin wurde uns alles zur Verfügung gestellt, was man braucht. In der Küche warteten ein paar kleine Frühstücks-Snacks, Marmelade, Honig, im Kühlschrank Wasser, Bier und eine Flasche Wein auf uns! In den Bädern sind alle Drogerieartikel zum Verbrauch vorhanden.
  Eine Wohnung mit absolutem Wow-Effekt! Praktisch gelegen, in der Nähe ist eine Metro-Station, Haltestellen von mehreren Buslinien, die einen häufig zu verschiedenen Orten in der Innenstadt führen, mehrere kleine Bäckereien, ein Mini-Market, und vor allem sehr gute Restaurants, die mehr von Einheimischen, als von Touristen besucht werden.

  Beautiful well presented penthouse, very tastefully decorated, perfect location
  
  What could be improved: Might not be ideal for guests with young curious children due to lots of beautiful, intricate and delicate display items on tables! We were able to relocate them due to the fascination and curiously of our 6 year old! Otherwise, this property is amazing and would highly recommend!

  We spent 5 nights in Athens, my 95 year old mother, my 20 year old daughter and myself. The penthouse in Lykavitos is exceptional ! At the time of booking, months in advance, the owner was extremely helpful in providing information and details and ensuring that all questions were answered. From the time we arrived to the time we left, the hospitality was outstanding. At our arrival, and despite a significant delay in our flight, we received an exceptionally polite and sweet welcome by the lady waiting for us at the house. Her attention and tenderness in addressing all of us, especially my elderly mother, was heartwarming. We travel relatively often in three continents and have rented houses or rooms in hotels in Greece and in many other countries. The class and hospitality vibe this house exudes is unmatched! My mother, an avid reader, immersed herself in reading some of the books from a vast collection the owner has in the house. The breakfast at the balcony was a treasured moment every morning. My daughter enjoyed tremendously her morning walks at Lykavitos and we all together enjoyed our tour of Glyfada/Vouliagmeni/Sounio and our dinner in restaurant in Aerides. Questions during our stay were answered immediately and completely. Even our experience meeting the neighbours was extremely positive.

  Everything was perfect! The balcony boasts an incredible view of Athens, the pool was fantastic and the house itself was insanely comfortable. Xenia and Fotini were amazing hosts, from greeting us on arrival, to checking in on us throughout our stay and handing us an information pack with the best bars, restaurants and things to do there. The location was great with less than a 15 min walk into the main places. If you come to Athens, you must stay here!!! The price was fantastic value for money.
