Nikis Penthouse Overview

I’ll be honest – when I first heard about Nikis Penthouse, I wasn’t sure what to expect. The name sounds pretty grand, you know? But after staying there, I get it. This 4-star spot actually delivers on that penthouse vibe without being pretentious about it.

What really struck me was how they’ve managed to create this elevated experience (literally and figuratively) that feels both upscale and approachable. The moment you step in, there’s this sense of space and light that’s pretty rare – I mean, you can tell they put thought into the layout instead of just cramming in as many rooms as possible. The views are honestly impressive, and depending on which room you get, you might find yourself just standing by the window longer than you planned. I actually did that more than once, coffee in hand, just watching the city wake up below.

The staff here seems to genuinely know what they’re doing, which is refreshing. Check-in was smooth – no unnecessary upselling or that weird fake enthusiasm you sometimes get. They’re professional but not stiff, if that makes sense. The rooms themselves hit that sweet spot between modern and comfortable. Everything works properly (you’d be surprised how often that’s not the case), and the beds are legitimately good. I’m someone who usually takes forever to fall asleep in hotels, but I slept well here. The soundproofing is decent too – I mean, you’ll hear some city noise because, well, it’s the city, but nothing that kept me up.

Here’s what I really appreciated: the little details that show they understand travelers. The lighting actually makes sense for both working and relaxing. There’s enough counter space in the bathroom to spread out your stuff. The Wi-Fi doesn’t cut out every ten minutes. These might sound like basic things, but honestly, half the places I’ve stayed mess up at least one of these. The housekeeping is thorough without being intrusive – they clearly have their system down.

Location-wise, you’re well-positioned without being right in the chaos of everything. It’s one of those spots where you can walk to what you need but still retreat to somewhere that feels like a proper escape. I found myself coming back during the day just to regroup, which isn’t something I usually do when I’m traveling.

The 8.5 rating makes total sense to me. It’s not trying to be the fanciest place in town, but it nails what it sets out to do. You get that penthouse feeling – the space, the views, the sense of being above it all – without the attitude or the price tag that sometimes comes with it. If you’re looking for somewhere that feels special but not stuffy, somewhere you can actually relax instead of feeling like you have to be on your best behavior, this place gets it right. I’d definitely stay here again, which honestly is my best measure of whether a place is worth it.

Reviews of Nikis Penthouse

  • Tim from Canada – 3 June 2025 (9/10)

Great location, nice spacious patio with great views of Lycabettus hill.

  • Ginny from United Kingdom – 31 May 2025 (9/10)

Wonderful apartment in a great location

  • Julia from United Kingdom – 29 May 2025 (7/10)

Balcony was huge and great for morning sun. It was one of the reasons we chose this apartment. Location also very good and it felt very safe as an area. My daughter was arriving first, alone, and agrees that it felt safe outside in the vicinity. Very comfy beds and the bedrooms were very clean.

What could be improved: Really difficult communication. Via booking.com, you get messages from a generic company who then direct you to a WhatsApp number with the owner of key holder for specific queries. We stayed twice – two weeks apart, one night each time. First time, it took many hours to get a reply from whstsapp although we did eventually get a response. Second stay, no replies at all over a 48 hour period which was difficult as we needed to know about luggage storage etc. Having had great responses from other landlords during our trip to Greece, this issue would stop me from staying here again which is a shame as the apartment is pretty good otherwise. I would add, no lightbulb in one of the bedside lights during both stays, a fortnight apart . Not a game changer – just annoying. However, the bathroom ceiling!!!! Reviews on here have mentioned it for over a year! Surely it’s time to get that fixed?! Looked like a war zone on the ceiling!!! It’s literally a one day repair job / I can’t understand why you don’t just get it sorted do no one else mentions it in reviews!

  • Martine from Ireland – 17 May 2025 (8/10)

Location was good. Just around the corner from restaurants, shops. The air conditioning was excellent and a large balcony for sun bathing and dining. Although a long narrow space, clever use was made to include a toilet, shower, kitchenette and bedroom. Great value for money and very clean. The Greek Holiday team responded quickly to messages and questions and helped us find transport from the airport.

What could be improved: The lift was, although essential, scary. It was difficult to shut the door from inside the lift so that it would operate. The apartment could do with a couple of more cups!

  • Jack from Australia – 14 May 2025 (9/10)

Such a great location and even gave us a welcome basket !

  • Grace from United States – 10 May 2025 (9/10)

Great location and great host. They were very accommodating and responsive. Would definitely recommend!

  • Sophia from India – 5 May 2025 (9/10)

The location , cleanliness , amazing customer service . They were so prompt in responding to queries

    What could be improved: Nothing

  • Peter from United Kingdom – 4 May 2025 (8/10)

Fantastic location and not too noisy

What could be improved: Toilet had limited privacy.
There was also a directive to not flush toilet paper which was not good.

  • Laura from United Kingdom – 23 April 2025 (8/10)

The apartment was incredibly clean and had really good facilities. There was a hairdryer, shampoo, body wash, juice, jam and wine etc. This made it super convenient. The terrace is massive and it's incredibly close to Syntagma metro station. The shower was fab with loads of hot water. The bed was super comfy and the apartment was warm (we went in April when the evenings were chilly), there is full aircon for if you arrive in summer.

What could be improved: The toilet doesn't have a full door to separate you from the rest of the apartment. It's at the very far end of the apartment and does have a half door, but it's not particularly private.

  • Lena from Italy – 13 April 2025 (8/10)

Great location, good for a family of four

What could be improved: This was remarked in other reviews, but I still didn’t expect such scarcity in furnishings. Nowhere to put your things in the rooms except one very small wardrobe in the large bedroom. The small bedroom is tiny, there is almost no room around the bed. It was ok for our daughters, but an adult couple would not fit. However, in the niche behind the bed, a few shelves would fit and be very useful
