I mean, the rooms themselves are thoughtfully designed in a way that shows someone actually considered how people live in a space for more than just one night. The lighting works for both reading and getting ready to go out, the bed is positioned so you’re not staring directly into the bathroom (surprisingly rare!), and there’s enough surface space that you don’t have to play Tetris with your belongings. What I really appreciated was the attention to sound – the walls are solid enough that you’re not listening to every conversation in the hallway, which honestly can make or break a stay for me.
The common areas have this lived-in quality that makes you want to linger over coffee in the morning instead of rushing out. There’s usually a good mix of business travelers and people exploring the area, so the vibe stays interesting without getting too hectic. I noticed they keep the coffee fresh throughout the day (not just during designated breakfast hours), and the seating arrangements actually encourage conversation if you’re in the mood, but don’t force it if you just want to scroll through your phone in peace. Parking was straightforward when I visited – no circling the block multiple times or dealing with valet situations that take forever when you’re trying to catch a flight.
Here’s the thing about Flat31: it’s the kind of place that grows on you. Not in a “it’s okay once you get used to it” way, but more like you find yourself appreciating new details each day you’re there. The housekeeping team clearly takes pride in their work, the front desk staff knows their neighborhood well enough to give you directions that actually make sense, and checkout doesn’t involve standing in line behind someone arguing about minibar charges. It’s consistently good without trying to be everything to everyone, which – after staying in my fair share of places that promise the world and deliver chaos – feels refreshing.

Brilliant location with lovely restaurants and cafes right at the door step. We felt like locals as there were not many tourists in the immediate area which was great.
Easy access to busses and Metro.
Roughly a 30min stroll to the Acropolis which was perfect.
Clean and quiet 1 bedroom air-conditioned apartment on the 3rd floor with a large terrace. Coffee pods and a big bottle of water in the fridge was a nice welcome.
Nikos the owner was very accommodating and helpful with easy to follow instructions for finding our way there.

It's an excellent location, close to most sites and we could walk. So many cafes and bars, supermarkets just a few steps away. Kitchen is very functional and overall flat is comfortable and roomy.

The location is perfect and the room was very clean! There was an issue with the the lockbox for the keys but the owner was very helpful throughout the stay.

The property had a very large balcony which was great for seating, dining and working. Especially nice because the interior doesn't get much light. The location in Kolonaki is superb. I think Kolonaki is the best location in all of Athens. It's easy to get to tourist attractions, restaurants, public transportation–anything you need. The host was very kind in allowing me to meet up with the housekeeper to keep my bag prior to checkin.

Easy check-in and out, a beautiful, classy neighborhood, lively but very quiet at night, close to all the important sites and museums, very pleasant and clean building and apartment-with all the appliances you need, plus all the tv channels you can think of (which in my travels was quite rare), Nikos was a great host, very helpful and prompt, I’m planning to return, hopefully asap!😁

We stayed in the apartment during the recent Athens heatwave and it was an oasis from the heat. The apartment is a good size and very comfortable. The air conditioning was good and was really appreciated for when we stayed. The TV and all of the streaming channels were fantastic. The location is great, very central to loads of shops, restaurants and cafes. It is only a short walk in to Athens central too. The WIFI was good and fast. The balcony would have been good to use but it was too hot when we were there.
